Was using the wrong grease on door operators for ages. A call to the Otis tech line set me straight.
Kept getting callbacks on a set of MRLs in the Springfield Medical Center. Door rollers were binding up every few months. The Otis guy asked what I was using and said 'That's for guide shoes, not rollers. You need the synthetic stuff, part number 12345.' Switched over and haven't had a callback in six months. Anyone else get tripped up by the grease specs?

Ever consider that the real issue might be over-greasing instead of the type? I've seen rollers fail more often from too much grease attracting dirt and grime. The synthetic stuff is good, but using just a tiny bit is what really makes it last. Sometimes the manual specs get followed too closely without thinking about the actual conditions. A light touch with almost any decent grease can work better than packing the right kind in there.

Seriously? @allen.kai might be onto something. Overthinking it can cause more problems than the grease itself.

That "light touch" idea is spot on. People treat grease like it's free and just glop it on, which just makes a mess that traps grit. A super thin film does the job without becoming a dirt magnet.
