Just realized I wasted 2 years chasing 'perfect' listings when the ugly ones sell faster
I spent 14 months in Houston only touring homes that looked great in photos, then wondering why I kept losing bidding wars to cash buyers. Finally got desperate and looked at a house with awful 1980s carpet and a kitchen straight out of a horror movie. Nobody else even showed up to the open house, so I got it for $12k under asking. Popped in new flooring and painted the cabinets for under $4k total, and it appraised for way more than I paid. Now I always check the worst photos first because that's where the actual value hides. Has anyone else had better luck with the 'ugly duckling' listings over the polished ones?
